I'd like to begin by apologizing for the delay in getting this newsletter to you. I've been darned busy!

This newsletter contains statistics on recent home sales and other real estate news and resources. The Big Island real estate market remains highly competitive with low inventory and high demand. Desirable homes are often under contract in a matter of days and there's still lots of cash in the market. In comparison to past months however, there's emerging debate over where the 2022 real estate market is headed.

In addition to real estate information, I share a few stunning paintings by beloved local artist XXX and details on volunteering at XXXX.

I'm wrapping up my training in the Master Gardener program, so if you have gardening questions or pest problems, get in touch. I don't have all the answers, but I know some pretty skilled folks.

I'm growing herb and vegetable starter plants -- basil, brussels, chives, dill, oregano, parsley, tarragon, rosemary, tomatoes and thyme. If you want a few, drop me a note.

~ Real Estate News & Resources ~

  • The housing market enters uncharted waters. In theory, rising mortgage rates should take some steam out of the historically hot housing market. However, real estate experts say we're in a bit of uncharted waters: Some forecast models predict the housing boom will continue well into 2023, while others forecast that spiking rates will cause significant cooling in the market.
  • Record funding proposed for Hawaii low-income rental housing. The Senate Ways and Means Committee has proposed giving $300 million to a state agency to help developers produce affordable homes. The proposed contribution would help finance construction of 1,938 new affordable rental homes and rehabilitation of 800 rentals.
  • Budget bill allocates $1.7M to mitigate rapid Ohia death. Rapid Ohia death is caused by a fungus that has killed more than a million Ohia on the Big Island alone. Funding from the bill would go towards surveying, applied research, animal removal and public outreach.
