My March newsletter contains statistics on February home sales and other real estate news and resources. I share a few magical paintings by talented local artist Cindy Coats.

I'm in the University of Hawaii Master Gardener program, so if you have gardening questions or pest problems (other than real estate agents hounding you to sell your home), get in touch. If I don't know the answer I'll find someone who does. This month I've included articles on how to store your vegetable seeds and some home remedies for insect and fungus control.

The Big Island real estate market remains extraordinarily competitive with low inventory and high demand. Desirable homes are often under contract in a matter of days. It's been many months since I wrote an offer on a home that did not have multiple offers. It's a great time to sell if you're in the market.

Recent Home Buying & Selling Trends

A few trends from the 2021 real estate market...
  • Buyers typically purchased their homes for 100% of asking price, with 29% purchasing over list price
  • Convenience to family and friends was the second-most important factor influencing neighborhood choice after neighborhood quality
  • Convenience to jobs and affordability was less important
  • For 41% of buyers, the first step they took was looking online while 19% of buyers immediately contacted a real estate agent
  • 87% of buyers purchased their home through a real estate agent
  • Commonly cited reasons for selling a home were the desire to move closer to friends and family, to find a larger residence and/or to move to a more desirable neighborhood
  • Significantly fewer sellers offered incentives to attract buyers
  • 90% of home sellers worked with a real estate agent to sell their home

Staking or survey? What's the difference?

In a staking the surveyor verifies the boundary corners and marks them clearly but no map is provided. In a survey, boundary corners are verified but the surveyor also prepares a map showing structures. In the more detailed survey, encroachments are visible. Cash buyers can choose between staking and survey but lenders usually require a survey.
