I hope you're feeling good and looking forward to 2022!

In this newsletter I highlight local artist Mary Lovein who restores damaged photos with amazing results. At the suggestion of my friend Samantha in Alii Heights I've included an article on composting on the Big island. There's a short post about the rare and endangered Silverswords of Hawaii, inspired by Sherry of Kilohana Kai who drew my attention to these amazing plants.

I share some economic and real estate news, and statistics for homes that sold last month in Kailua-Kona. The Big Island real estate market remains competitive with low inventory and high demand. Desirable, well-priced homes are often under contract in a matter of days. Some believe rising interest rates will temper home prices but many expect the Hawaii market to remain strong in 2022. I was recently accepted into the Master Gardener program at the University of Hawaii. I look forward to better supporting folks who want advice on how to improve landscaping at their current and future homes. If you have gardening questions, don't hesitate to ask. If I don't know the answers I will find someone who does.

  • Will the housing market normalize in 2022? While strong homebuyer demand and inventory shortages will continue into 2022, Chief Economist Lawrence Yun at the National Association of REALTORS® feels the housing market is unlikely to repeat this year’s dizzying heights, where existing home sales reached their highest point in 15 years. Slower growth in home prices, decelerating inflation and multiple interest rate hikes by the Federal Reserve could contribute to a more normal housing market in the new year.
  • Conforming loan limits increase in 2022. Fannie Mae and Freddie Mac conforming loan limits for Hawaii will be $970,800 for single family homes in 2022. The FHA loan limit “ceiling” for single-family properties increased to $747,500 on Oahu, $828,000 on Maui, $845,250 on Kauai, $477,250 on Hawaii Island and $828,000 in Kalawao County.   • Hawaii visitor spending hits $1.18 billion in November. Visitors to the Hawaiian Islands spent $1.18 billion in November 2021, just 12% less than pre-pandemic November 2019. Hawaii Department of Business, Economic Development and Tourism.
  • Hawaii is rethinking tourism. With the input of locals, each of Hawaii’s four counties has created a strategic plan for tourism that focuses on sustainable destination management. Among other changes, visitors will need a reservation to visit popular natural attractions. The new system, which covers roughly a dozen of Hawaii’s most visited parks, is meant to curb traffic in local communities and tread more lightly on natural resources.   • It's illegal to knowingly capture or kill sharks in Hawaii marine waters. Act 51 passed in the last legislative session. Violation of the new law will be a misdemeanor but carries significant penalties.
