I hope this email finds you well and spending quality time with loved ones this holiday season. Lots of folks here on island tell me they have family visiting. Of course you do, we live in paradise!

In this newsletter I include a few images of brilliant Hawaiian silk paintings created by local artist Kristi Kranz. You can test your knowledge of Hawaii flora and fauna by taking a quiz I developed with the help of my friends on NextDoor. I include a little national real estate news and data for homes that sold in Kailua-Kona in November 2021. The Big Island real estate market remains lava hot with low inventory and high buyer demand.

Real Estate News

Here's a little national real estate news.
  • For-Sale Home Supply Hits All-Time Low. According to Refin, the number of homes for sale nationally hit an all-time low during the week ending November 28, suggesting a difficult winter is in store for homebuyers.
  • Home Buyers by Age Group. According to the National Association of Realtors, Millennial buyers continue to make up the largest share of home buyers at 37 percent. Gen Xers consisted of 24 percent of recent home buyers. Younger Baby Boomers made up 18 percent of recent buyers with Older Baby Boomers at 14 percent.
  • Construction Permits up Nationally but Home Starts Stall. Single-family housing starts dropped in October as supply chain woes over construction materials and labor shortages continued to hamper the building industry.
  • Mortgage Applications Rise Even as Rates Rise. Rising mortgage rates don't seem to be scaring off home buyers. Mortgage applications to purchase a home -- a gauge of homebuying demand -- are on the increase.
  • Builders Say Labor Shortages at Record Highs. A record number of home builders are reporting a shortage of workers such as carpenters, painters, and electricians, the National Association of Home Builders reports. Builders are struggling to meet demand as they are also faced with surging materials prices and shortages of lots.
